What are the monthly dues? $163 monthly, plus an additional $47 per month special assessment for 2026. The special assessment may be paid off in full at any time. The total amount for the special assessment is $564 per unit.
Is there a transfer/set up fee when I sell my unit? Yes, there is a $250 Set Up Fee.
Is there a reinvestment fee when I sell my unit? Yes, it is 0.5% of the purchase price.
What is included in my dues? Landscaping, snow removal, exterior maintenance, insurance on exterior of buildings and common area.
What is the HOA Master Insurance Policy Deductible? $25,000.00

Who is responsible for pest control on the exterior of the units? The HOA is responsible. If you notice an issue, please submit a work order through your homeowner portal so we can get it addressed.
