COMMONLY ASKED QUESTIONS
What are the monthly dues? Dues are $200 monthly due on the 1st of each month.
Is there a transfer fee when I sell my unit? Yes, there is a $350 transfer fee.
Is there a reinvestment fee when I sell my unit? Yes, it is 0.1% of the purchase price.
How do I get garbage service to my home? Please call (435) 881-9700 for any garbage questions. Dumpsters will be picked up on Fridays. The HOA pays for a portion of the garbage charge, and then each owner is also billed individually. Homeowner’s will receive a bill for their garbage.
What is the HOA’s responsibility for snow removal and landscaping? The HOA will provide snow removal on the roads only. Home owner’s are responsible for their driveways and any walkways. Owner’s may contract with 208 Landscaping, or any other owner preferred vendor for individual home needs if they choose. The HOA will also do landscaping on all common areas and yards, weed control and tree trimming. This includes sprinkler turn on and repairs. Owners have their own water meter and are responsible to pay for their own water bill which includes the exterior watering system for their lot.
Can I build a structure in the backyard? (e.g., a shed) No. The backyards are considered common area, and no structures can be built on common area.
When will construction on the pool start? The pool will begin being construction once all lots are completed. As of 1.2024, there are 2 lots remaining that have not sold.
Are any utilities included in the HOA fees? No. However, there are 2 propane tanks that serve the entire community. Each unit is individually metered and billed to the home owner. Please call T7 Propane to set up service to your home.
