Dear Homeowners and Tenants,

We hope this message finds you well. We are writing to inform you of important updates regarding parking and snow removal within our community for the upcoming winter season.


Closure of Seven Parking Stalls for Snow Equipment and Disposal

Beginning November 1, 2025, and continuing through April 1, 2026, seven parking stalls located on the northeast side of the community will be temporarily closed.

This closure is necessary to accommodate snow removal equipment and provide adequate space for snow disposal during the winter months.

Please refrain from parking in any of the designated closed stalls during this period. Signs and markings will clearly identify the affected areas. Your cooperation helps ensure that roads remain safe and accessible for all residents throughout the winter.


Snow Removal

We are pleased to announce that a new snow removal company has been hired this year to plow roads and sidewalks and apply ice melt to help prevent buildup.

Please be patient, as snowfall amounts and timing can be unpredictable. The crew will do their best to keep the community clear and safe as quickly as possible. Depending on storm conditions, plowing may occur during nighttime hours.

For your safety, please avoid walking on roads or sidewalks until snow removal is complete and the area has been made safe for pedestrian and vehicle traffic.


New Parking Enforcement Begins November 1, 2025

Starting November 1, 2025, the Homeowners Association (HOA) has contracted Parking Enforcement and Solutions (PE&S) to regularly patrol the community. Their role is to ensure compliance with all parking rules and address any instances of unauthorized or illegal parking.

This measure is being implemented to promote safety, accessibility, and fairness for all residents. Please review the community’s CC&Rs regarding parking guidelines and ensure that you, your household members, and your guests park only in authorized areas.

Vehicles found in violation of parking rules will be booted at the owner’s expense.

New Requirement for Guest/Visitor Parking

All guests must register for a Guest/Visitor Parking Permit before parking in the community. Registration can be completed online at www.parkrule.org.

Please ensure your guests complete this registration to avoid any parking violations.


Additional Parking

We have been working with Providence City regarding parking along 1st South and Gateway Drive.
Currently, the city is ticketing vehicles parked in the bike lanes located on both sides of these roads, as well as enforcing the no-parking rule during winter months (November 1–April 1) on all Providence City streets.

We are hopeful that the city will consider adjustments to the bike lanes next year to allow limited parking on these two roads.

Providence City has also authorized residents of Providence Gateway to use the public parking lot on 1st South, just east of the Townhomes.
This lot offers several spaces and is a short walk from the community. It’s a great option for residents who have extra vehicles that are not used frequently, freeing up stalls within the Gateway for more active use.


Community Speed Limit

For the safety of all residents and visitors, please observe the 10 mph speed limit posted at each entrance to the community.
This limit will be strictly enforced. Your caution helps keep both pedestrians and drivers safe.

COMMONLY ASKED QUESTIONS

What are the monthly dues? Townhomes: $234 Condos: $270

Is there a reinvestment fee? Yes, 0.5%.

Is there a set up fee? Yes, $250.

What are the parking rules? The community speed limit is 10 MPH. There is a booting and towing company for those who do not follow the rules. A complete list of the rules can be found on the owner portal.

Are pets allowed? Yes. All pets must be leashed at all times when outside—no exceptions. Pet waste must be picked up immediately, as this continues to be an issue. Violators will receive warnings and fines.

How can I report a violation? To report violations, select, “contact us” and “report a violation” above.

What are the garbage rules? Large items like furniture, mattresses, bicycles, and unbroken boxes are being dumped improperly.

Please remember:
• Dumpsters are for household garbage only
• All trash must be bagged
• Boxes must be broken down

Rules are posted at each dumpster. Violations will result in warnings and fines.

If you have large items like mattresses or old furniture, it is YOUR RESPONSIBILITY to take them to a donation facility or the landfill.

What are the Pool & Spa Rules? Access is for owners and tenants only—no outside guests. A valid FOB is required for entry. Do not open the gate for others without authorization. Children under age 14 using the pool without adult supervision. Pool Hours: 10:00 AM – 9:00 PM.

Clubhouse & Gym Rules? We’re evaluating usage patterns and exploring a more efficient system for reservations and maintenance. We’re also looking into future upgrades for gym equipment. Clubhouse Hours: 5:00 AM – 10:00 PM.

Providence Fiber? Installation is complete for all townhomes and condos—service is now available. Contact Providence Fiber directly to activate your internet connection.

Who does dryer vent cleaning? It has come to our attention that dryer vents in the townhomes have significant lint buildup, posing a safety hazard. This is the homeowner’s responsibility and should be completed once per year.

Where should I park in the winter? From November 1st through April 1st, the northeast parking lot (7 stalls) will be closed for snow removal. You may park inside your garage, in the full driveway directly in front of your garage, and in designated parking stalls.
