ANNUAL MEETING

Dear Association Members,

Summit Creek HOA annual meeting will be held on March 17, 2026.

Annual Meeting Details:

  • Date: March 17, 2026
  • Time: 7:00 PM
  • Location: Zoom (link will be sent out as the meeting gets closer)

We have two important items to review as you prepare for the upcoming meeting, and both will require your vote either at the meeting or beforehand. If you cannot attend the meeting and would like to send someone to take your place, please fill out the Proxy Form.

Electing New Board Member:

We will be electing 1 Board Member to serve a 3 year term. For those interested in running for the open board position, please complete the nomination form. Please note that board candidates must be in good standing with the HOA, with no past-due association dues.

CC&R Rewrite:

At the annual meeting last year, the membership approved moving forward with a full rewrite of the Covenants, Conditions, and Restrictions (CC&Rs).

The primary reason for this rewrite was that the existing CC&Rs placed responsibility for the entire exterior of each unit on individual owners. This structure did not accurately reflect how Summit Creek functions today, nor how most owners understood the community to operate.

Summit Creek is a townhome community, and the intent of the rewrite is to align the governing documents with that reality. Most owners reasonably believed the HOA was responsible for exterior maintenance, consistent with a typical townhome association. The updated CC&Rs are intended to reflect that structure clearly and consistently.

In addition to correcting the maintenance responsibility framework, the rewrite is comprehensive in nature and updates the documents to comply with current legal requirements and best practices for community associations.

The final draft is attached for your review. You will be able to vote by filling out the form at this link. We must have 51% of units approve the new CC&Rs in order to pass. Please feel free to contact us with any questions. You may also ask questions at the annual meeting and vote at that time if you prefer.

Is there a set up fee? Yes, there is a $250 set up fee when a unit changes ownership.

Is there a reinvestment fee? Yes, the reinvestment fee is 0.5% of the purchase price.

Can I rent out my unit? Yes. A copy of the contract must be provided to the management company along with tenant contact information.
