What are the monthly dues? $90 per month, due on the 1st.
Is there a transfer/set up fee when I sell my unit? Yes, there is a $250 Set Up Fee.
Is there a reinvestment fee when I sell my unit? Yes, it is 0.5% of the purchase price.
Who is in charge of landscaping? The HOA will cover all landscaping needs and there are not any flower boxes etc. that the owner is in charge of.
Who does snow removal? The city provides snow removal on the main streets. The HOA removes snow in the alleys and the sidewalks. If there are ever any issues with snow removal please contact HOA management.
Is there additional parking? There is not any additional parking. However, each driveway was made wide enough for 2 cars.
What do I need to do to enclose my back patio? To enclose your back patio, it’s about $1,800. That includes the 4’ gate. It has to be done through the builder. If you would like to go ahead with it, please call Mike Bastian at 801-645-6735 with your payment to get on the schedule.
Who should I call for internet? Utopia Fiber is pulled and wired in each unit. Owners and tenants are not allowed to put dishes on the roof or have any wires on the exterior of units.
Does the landscaper bag the grass? The grass is not bagged. If you would like to rake up the grass in your area you can.

Can I hang Christmas lights? Christmas lights can be hung from November 25- January 7. Please note that you cannot plug your lights into your neighbors outlets. You cannot use nails or screws to puncture the exterior of your unit, or hang the lights in any way that would alter the exterior. We recommend using the command outdoor light clips.
Who is responsible for pest control on the exterior of the units? The homeowners are responsible for their own unit’s pest control.
