To help you get started with the owner portal, below are links to documents with instructions on registering and navigating the portal. The owner portal is a great tool for:

  • Viewing account history
  • Making payments and setting up automatic payments
  • Submitting work orders and architectural requests
  • Staying updated on community announcements and events
  • Accessing or opting into the community directory

HOA DUES INFORMATION:

  • Your HOA Dues will remain: $150.00 per month
  • Paying your HOA dues: HOA dues can be paid online through your owner portal (processing fees apply), by setting up automatic payments through our secure form (no fees apply), or by sending checks to our secure lockbox for processing.
  • Any previous account or payment set up with another management company will not be transferred over. You will need to complete the new account set up and a new payment.

TEXT MESSAGE ALERTS

You can now opt in to receive text messages from your HOA! Opting in is a convenient way to receive important notifications and notices directly to your phone, keeping you informed about community updates and events.

How to opt in:
  • Log into your homeowner portal
  • Navigate to “My Profile” or click your name in the top right corner and select “My Profile”
  • Go to “Communication” and toggle ON each phone number you would like to receive texts on. You can also edit or add phone numbers as needed.

COMMONLY ASKED QUESTIONS

What are the monthly dues? $150 per month. A $30 late charge will be assessed for payments received after the 10th and an additional $2 per day if paid after the 20th of each month. $30 will be charged for every returned check or rejected electronic payment.

Is there an administrative set up fee when I sell my unit? No.

Is there a reinvestment fee when I sell my unit? Yes, it is $300.

What is included in my dues? Landscaping, pool/clubhouse amenities, exterior maintenance, and HOA master insurance. Lawns are scheduled to be mowed on Thursdays. Please make sure to have all toys, furniture and hose/drain pipes cleared off the grass so that it can be mowed. The date to be started regularly is still to be announced.

Can I rent my unit? Short-term leases or rentals (which is any lease that is for a term of less than six (6) months) of units shall not be permitted. In the event that a Unit is leased, then the tenant of the unit will have the right to use the Common Areas, including any facilities that are a part of the Common Areas, during the term of the lease and the Owner will not be allowed to use the Common Areas, including any facilities that are a part of the Common Areas, until the unit is not leased.

Who can I use for internet? Xfinity/Comcast: 844-389-4660, Utopia: 801-613-8101, Frontier: 800-921-8101. Kelly Electronics is the exclusive satellite provider for Aspen Ridges.

How do reservations work? Great Room reservations are a $30 usage fee and $80 refundable cleaning deposit. Theater Room reservations are $20 usage fee and $80 refundable cleaning deposit. Check your association calendar for availability and reserve via your owner portal.
