What are the HOA dues? The HOA dues will be $540 per year, or $45 per month. You are welcome to make a one-time payment of $540 to cover your HOA fees for the entire calendar year, but please be aware that per the CC&Rs, the dues will be charged on a  monthly basis, unless paid in full. The first HOA dues will be assessed starting in January 2024.

Is there a transfer fee when I sell my unit? Yes, it is $300.

Is there a reinvestment fee when I sell my unit? Yes, it is 0.5% of the sales price of the home.

Are short term rentals allowed? No. No Owner shall be permitted to lease his/her Residence for transient. hotel. or seasonal purposes. All leases shall be for an initial term of no less than six (6) months.

Information on Trees: Builders and home owners are accountable for the trees in the park strip in front of their home. Once they have a C of O, they are responsible for the life of the trees in front of their home. They are flowering Pear Trees.

A reminder to the builders, that when installing a driveway, if they need to move a tree, it needs to be carefully re-located or they will be charged $200 for the damaged or removed tree. The trees are flowering pear trees and are the only tree approved to be installed.

Installing Landscaping: If any homeowners need landscaping, irrigation, or fencing, Vera Landscaping would be happy to come out and provide a free estimate. They partner with Utah Water Savers and  would be happy to help with the rebate process. They can be reached at 385-393-9295 or www.veralandscaping.com. Front-yard landscaping shall be installed by the Owner, at the Owner’s expense, no later than 12 months from taking occupancy. (CCR’s 10.3.f)
Can I install a shed? All additions, accessory structures and outbuildings (such as sheds, etc.)
must be constructed in a similar style and with like materials and colors of the Owner’s house.
The roofline of any additions and outbuildings shall not exceed the height of the primary dwelling. (CCR’s 10.3.e) Please submit an ACC request through your owner’s portal for project approval prior to starting.
Who is responsible for snow removal? The county is responsible for the roads, and residents are responsible for their snow removal.
Can I install a fence? Yes, it must be approved via an ACC request through the owner’s portal. All landscape walls and fences within the Project shall be constructed of the following approved material: block, decorative block, and vinyl – and all such materials will compliment in color the Owner’s home. Chain link fences are prohibited. All gates will be made of metal or vinyl. (CCR’s 10.3.c)
